These are the ranges we quote in Vaughan, Richmond Hill, Markham, Thornhill, Newmarket and Toronto. Pricing does not vary much between GTA municipalities. It varies by the age of the home, how much is being moved, and whether the unit is a condo.

Two adjustments
Condo bathrooms add 10 to 20 percent for board approvals, service elevator booking and restricted work hours. Homes built before 1985 should carry a 10 to 15 percent contingency, because cast iron stacks, undersized wiring and rotted subfloor show up often enough that pretending otherwise is dishonest.

- Waterproofing membrane on the shower floor, curb and walls

- Ventilation sized for the room and vented outside, not into the attic
- Paint, trim and final clean
- Permit applications where the scope needs one
Fixtures and finishes are usually carried as an allowance in the quote. If you choose tile at $6 a square foot and the allowance was set at $10, the difference comes back to you rather than staying with us.
What Moves the Price Up
Two bathrooms of identical size can be $10,000 apart. These are the items that account for most of that gap.
Does Cost Change by City?
Not meaningfully. Labour and material pricing is the same across Vaughan, Richmond Hill, Markham, Newmarket, Thornhill, Kleinburg and Toronto. What changes between municipalities is the permit process and the housing stock.

How We Price a Job
We quote after seeing the room, not over the phone. The visit takes about an hour and covers the age of the plumbing, the state of the subfloor, where the vent runs and whether the layout you want needs anything moved. You get a written fixed price with the scope listed line by line, and it does not change unless you change the scope or we open a wall and find damage that was not visible.
We do not price by the square foot. Two 40 square foot bathrooms in the same neighbourhood can differ by a third depending on what is behind the wall.

How much does a small bathroom renovation cost in Vaughan?
A small bathroom under 50 square feet taken back to the studs costs $12,000 to $18,000 and takes two to four weeks. A cosmetic refresh of the same room, keeping the plumbing where it is, runs $8,000 to $12,000.
What does a primary ensuite renovation cost?
Between $28,000 and $45,000 for a full gut, over five to eight weeks. Ensuites carry more fixtures, usually a separate tub and shower, more tile area and often frameless glass, which is why the range sits well above a main bathroom.
Why is a condo bathroom more expensive?
Add 10 to 20 percent. Condo work is slower for reasons that have nothing to do with the bathroom: board approval before starting, service elevator booking for every delivery and every load of debris, restricted working hours, and no option to shut water off at will.
Does an older home cost more to renovate?
Usually yes. In homes built before 1985 we recommend carrying a 10 to 15 percent contingency. Cast iron drain stacks, galvanized supply lines, undersized wiring and rotted subfloor around the tub are all common, and none of them are visible until demolition.
Do I need a permit, and does it add to the cost?
You do not need a permit to replace a toilet, sink or tub in its existing location. You do need one to move a drain, alter a load-bearing or fire-separating wall, or add new circuits. We handle the application and the inspection, and the permit fee is listed in the quote rather than added later.
How much of the budget should go to what you cannot see?
More than most people expect. Waterproofing, the vent, the drain and the substrate under the tile are where a bathroom fails, and none of it shows in a photograph. A cheap quote is almost always cheap because of what it leaves out behind the tile.
